Landlords must arrange the required gas safety checks annually, retain the record and provide copies to tenants within the relevant timescales. Where an issue is found, we explain the result and quote separately for any remedial work. A safety check does not automatically include repairs.

Landlords should keep the gas safety record for at least two years, give existing tenants a copy within 28 days and give new tenants a copy before they move in. Arranging a boiler service alone does not replace the required safety check.
