One building, several responsibilities
A shop below a flat can involve separate tenants, shared water supplies and different approval contacts. Identify the affected unit, who manages the building and whether a fitting serves one occupier or a common area. Confirm who instructs and pays for the work; Corva does not determine responsibility under a lease.
Keep trading and access in the brief
Describe leaking pipework, toilets, taps, sinks or washroom fittings and the impact on the occupier. Include permitted working hours, delivery access, isolation points if known and any neighbouring units that could lose water. The agreed plan should identify who informs tenants and when a shutdown is acceptable.
Separate the repair from the refurbishment
For an empty unit or change of tenant, provide a numbered work list and a fitting schedule. Distinguish investigation, replacement, pipe alterations and making good. Confirm any landlord approvals before work begins, and request an itemised quotation so additional work can be authorised separately.
Match the engineer to the actual system
Water-plumbing enquiries in commercial premises are considered separately from heating plant. Corva’s confirmed gas offer is suitable domestic mains-natural-gas work. Commercial gas plant, LPG, oil and specialist water-risk assessments are not included by this page. Send appliance details so the office can confirm whether your enquiry fits the available service.
Keep the handover useful
Provide the purchase-order or property reference, invoice recipient and authorised contact. Agree the completion information you need, including findings, work completed, outstanding issues and photographs where appropriate. For several premises, send one address-specific brief per job rather than combining unrelated faults.
