Build one property-specific schedule
List every reported fault, required fitting change and requested check against the full address. Separate essential repair items from improvements. Include the target handover date, key collection point and who can approve changes so the programme can be reviewed realistically.
Confirm the conditions on arrival
An empty home may have disconnected utilities, missing fittings or an uncertain heating history. Tell us whether water, electricity and gas will be available for the agreed checks. Attendance at a property with unavailable services may not allow the planned work to be completed.
Agree evidence and variations
Before work starts, identify the photographs, job notes and relevant records needed for your handover. An unexpected defect needs a clear approval route and spending limit. Final documentation reflects the work completed; a plumbing visit does not certify the whole property as ready to let.
